Project Overview

Amrose Associates was appointed to deliver demolition engineering support for a high-risk site located in a densely populated urban area. The structure presented a series of complex challenges, including partial demolition adjacent to live highways and occupied buildings, limited record data and the need for minimal disruption to neighbouring stakeholders.

Our Approach

We began with early engagement with the contractor to understand their preferred methods, plant strategy and sequencing. This collaborative step allowed us to engineer solutions that aligned with on-site logistics and programme constraints.

A detailed desktop review of all available drawings and surveys was undertaken to understand the structure’s form, stability systems and likely original construction techniques. In the absence of sufficient documentation, we specified and interpreted targeted intrusive investigations to identify key load paths and inform our demolition strategy.

We assessed special risks such as potential asbestos presence, stored energy in pre-stressed elements and observed degradation in structural members. A site survey followed, enabling us to visually assess physical constraints and confirm safe access for demolition works.

Using the above inputs, we developed a staged demolition sequence, validating the temporary stability of the structure throughout each phase. We identified and designed appropriate temporary works, including propping, facade retention and service protection. Floor load testing was also specified where necessary to support demolition plant and debris loads.

Outcome

Our fully coordinated design package, including annotated sequencing drawings and  temporary works details, was issued to the contractor and stakeholders, ensuring a clear and safe plan for delivery. Throughout the process, we maintained a high level of technical engagement to de-risk the project and maintain quality and compliance.
